A Boundary Survey is the process of finding, identifying, measuring, and reporting the location of the boundary lines of a parcel of land. A Boundary Survey will also indicate the extent of any easements, whether burdening the locus parcel (such as a utility line easement crossing the subject property to a neighboring property) or appurtenant to the locus parcel (such as the right to cross another property for access to a town road). A Boundary Survey should also reveal any encroachments. An encroachment is the use of a parcel of land by an individual other than the owner without the benefit of a recorded right to do so. The neighbors might be encroaching on the locus parcel or vice versa. Either occurrence will be reported on the Boundary Survey.

A Topographic Survey is a plan view depiction of the relief of a parcel of land. This depiction may be accomplished either by contour lines or spot elevations. A Topographic Survey may be tailored to suit the needs of the client. The Topographic Survey may show contours at one, two or five foot intervals. A smaller the contour interval will result in more field measurements and higher cost. The Topographic Survey may be referenced either to a known benchmark somewhere near the project site or to an assumed benchmark established on site for this project. The scale of the Topographic Survey will conform to the needs of the client.

A Mortgage Loan Inspection consists of an examination of the current deed of the locus parcel, an on-site investigation of the land and enough measurements to enable the Maine Coast Surveying to render a professional opinion with respect to:
    a. The existence of visible, apparent encroachments
    b. The location of the buildings with respect to a flood hazard zone, if applicable
    c. The location of the structures with respect to current zoning setback requirements
